This mixed-use development presents a contemporary urban response defined by clarity of form and a layered material expression. Positioned along an active main road, the building establishes a strong street presence while integrating seamlessly with the surrounding retail strip and residential context.

The ground level is activated with commercial tenancies that engage directly with the footpath, reinforcing pedestrian movement and contributing to a vibrant public realm. Generous glazing creates transparency and visual connection, while recessed entries provide shelter and depth along the frontage.

Above, the residential levels are articulated through a series of projecting balconies and framed volumes that introduce rhythm and variation to the façade. Light-toned cladding is balanced with darker metal elements, creating contrast and visual definition. A perforated screen element wraps the corner, softening the built form and offering both privacy and filtered light to internal spaces. This layered approach adds texture and depth while maintaining a cohesive architectural language.

Vertical elements emphasise height and proportion, anchoring the composition and giving the building a confident silhouette against the skyline. The upper levels step and shift to reduce perceived bulk, allowing the development to sit comfortably within its context while maximising outlook and natural light for residents.

Materiality is restrained and contemporary, combining smooth panels, metal detailing, and extensive glazing. Integrated planting across balconies introduces greenery at height, softening the façade and reinforcing a connection to landscape within an urban setting.

The result is a balanced mixed-use building that delivers density with refinement, supporting active street life below and considered residential living above.
