MIXED-USE MASTERPLAN

An exciting redevelopment in Melbourne’s east, this project represents a significant opportunity to inject much-needed housing, student accommodation, serviced apartments, aged care, commercial offices, hospitality, and retail into a rapidly evolving urban precinct. A comprehensive concept masterplan was developed for the large strategic site, testing a variety of potential arrangements for a complex, multi-stage program totalling nearly 32,000m². This planning exercise has enabled our clients to evaluate the site’s full development potential, balancing ambition with feasibility across different land uses.

Given the scale and complexity of the site, SGKS ARCH took the opportunity to explore how architecture and urban design could foster moments of cultural exchange and social connection. The masterplan draws inspiration from Melbourne’s celebrated laneway culture, proposing a network of pedestrian-friendly streetscapes, public spaces, and activated ground planes. These are carefully designed to support diverse retail, hospitality, and community functions, encouraging foot traffic and engagement throughout the precinct.

The result is a place-oriented approach that blends density with character, creating a vibrant, integrated urban environment that responds to the needs of future residents, businesses, and visitors alike. The project aims to become a catalyst for regeneration in the area, contributing to a more connected, inclusive, and sustainable suburb.
