Located within a fast developing inner northern suburb of Melbourne, Northfield is a mixed use apartment development delivering 67 residences across a 2276 sqm site. Positioned on a prominent street, the project responds to increasing urban density by combining contemporary apartment living with activated ground level retail and commercial space.

The architectural strategy is grounded in clarity of structure and program. A defined podium establishes a strong street edge, supporting retail tenancies and commercial spaces that contribute to local amenity and daily activity. Above, the residential levels are organised to balance efficiency with liveability, providing access to both private and shared open space.

At ground, a series of SOHO loft apartments introduce a duplex model with direct street frontage. These homes support flexible living and working arrangements, strengthening the relationship between dwelling and neighbourhood. This layered ground condition reinforces community connection while maintaining privacy through careful threshold design.

Materiality draws from the area’s industrial urban context. Red brick and off form concrete façades reference the established vernacular, providing durability and a grounded architectural presence. The facade is articulated through repetition and a deliberate breakdown of form, expressed as layered elements of brick, concrete and integrated planting. This rhythm softens the overall mass while reinforcing its residential character.

Northfield contributes to a growing community by delivering considered density, contemporary apartments, and meaningful street activation. It is a balanced response to context, structure and materiality, designed to support long term urban growth with clarity and restraint.
