ARCHITECTURAL DESIGN

This mixed-use building is designed with a strong, rectilinear form that responds to its corner site and urban surroundings. The commercial ground floor features large glazed openings and a clear street interface to support visibility and pedestrian access. Above, residential levels accommodating 80 serviced apartments are planned with recessed balconies and generous window openings to maximise natural light and support passive ventilation.

The façade employs a consistent material palette and a regular rhythm of vertical and horizontal elements, complemented by bold curves to enhance visual clarity.. Balconies are aligned across levels, contributing to the building’s ordered expression and reinforcing its structural logic. The upper levels are set back to reduce visual bulk and improve residential amenity, while maintaining a cohesive relationship with the street.
