Compromising of 298 apartments, and a multitude of retail and commercial activations, Joe’s Lane is a multi-use project that sets to activate a new heart of the Melbourne east. Working with local council over numerous years, SGKS assisted in the re-zoning of what was industrial land into activated precinct bringing activity to what was previously under-used land. Meeting both client brief, and council preferences, SGKS worked tirelessly to cater for the varied demographics, ages and growing infrastructure of this emerging suburb. 298 apartments of varied design combinations to cater for a growing area of diversity and demand. Architecturally designed, maximising liveability and flow, sunlight and natural ventilation.
The residential component sits upon a ground level of retail and hospitality. The lane created as a meeting point with community interaction and art, multi-use interior and exterior spaces that can be activated for community events and gatherings, activated through a variety of eateries and landscaping, with breakout spaces open to community and cultural uses. A meeting place. A Melbourne laneway in the heart of Springvale.
The podium holds medical to food a leisure activations, a childcare and office spaces and promotes jobs in the area, and forms a strong podium forms the base for a series of mid-rise residential towers and communal garden spaces, situated around the new proposed laneway which brings a Melbourne laneway feel to this large urban project. Community engagement and interaction sits at the heart of our design response, proposed in an growing Melbourne suburb thick with diversity and culture. A series of gridded forms hold louvre system to assist in the different orientations and catch and control sunlight where required. The formulated offset grid and vertical fenestration create a narrative of series of buildings.
Consideration of size and human scale developed a cluster of cascading forms and towers, a series of planes and façade treatments that talk to the human scale through articulation and fenestration. While separated by the laneway, both portions talk to each other formally repeated façade treatments to create order in such a large proposal, a modern architectural language while proposed upon a brick podium.
Continuing a gridded face though the residential levels, the façade’s elements are broken up both vertical and horizontally. The 4 staggered towers talk through form and language, yet are interpreted as series of elements. The series of architectural forms and cascading levels and composition open residences to natural light and airflow. Each unit has an abundance of light while each having a series of unique aspects for the area
